Was reading an article on Vogue's website the other day. It is about a townhouse in New York owned by documentary filmmaker Maggie Betts.  Maggie invited former first daughter Barbara Bush and friend Elliot Merck to live in two of the apartments as well.  The each created unique living spaces in a city home with unifying architectural features.

The NYC townhouse features 9 original fireplaces...all unique.  Each apartment has at least one noteworthy ornately carved stone fireplace mantle.

So which of these three fireplace looks do you like best?

Fireplace mantle 2 - Eclectic - Green Blue paint from Farrow & Ball on the walls, a large painted mirror, a Swedish crystal chandelier in the reflection. (above)

Fireplace Mantle #3 - World Traveler - Lavender walls, a tall black mirror, framed portraits of artists Frieda Kahlo and Diego Rivera, and a Dia de los Muertos (Day of the Dead) black and white skull adorn the mantle of former first daughter Barbara Bush. (above)

I am loving Fireplace 2 - Eclectic.  I love the wall color, the grand painted mirror, the small painting leaning against the mirror that is framed by a large modern painting on an opposing wall.  Like!

P.S. Have been helping best of friend AM with her holiday card choices this year.  Every year she sends me photos and layouts for her holiday card.  She finalized the look on Tuesday and ordered.  Then yesterday she and I went at it again on designing another second card look.  When she sent the new card to her husband JE, he wrote us both back and said "Looks great. But I thought this was finalized already?"  Oh JE!  He just doesn't understand that girls like us could deliberate over things like this forever!

P.P.S.  Going to another work dinner with TE tonight.  Must find something that is cute, festive, and business.  Got to run to pick out outfit and to chat on the phone with London best of friend AT (we are cooking up something...a plan...).

AN ARTFULLY DESIGNED NEW YORK CITY TOWNHOUSE

Am absolutely in love with this 6 story New York City townhouse.  It is in the July issue of Architectural Digest.

A luxury home filled with modern art and fantastic furniture and all of the right touches.  Bright, cheerful, serious and modern.  I like.

The double high ceilings in the family room with a beautiful Moroccan rug, a 1965 Frank Stella canvas over the fireplace mantel, herringbone wood floors, a stainless steel round Mattia Bonnetti coffee table, and two black leather Hans Wegner Ox Chairs (which were bought at auction but can be bought new for about $14,000 each)...all meld together to create a rich visually interesting space.

Fine attention to detail was clearly put into every room...but the details are modern, fresh and light.

Warren Platner chairs by Knoll, a graphic black and white painting by Al Held, and a animal hide rug make up a pretty vignette in the living room (above)

The master bedroom is a study of cream on white with a custom upholstered bed, a Louis XVI settee and a classic Jean Royere coffee table. (above)

Perfection in my view.  Don't you think?

P.S. Problem, my guy TE is away in China for business and I've found myself at home alone these last two nights.  I have a ton of COCOCOZY work to do but instead I've been transfixed by the good old fashion television.  Been watching none other than The Real Housewives and The Kardashians.  Here's what I "learned"...Kim was worried that Rob was eating too much and then Kanye called to find out how she was doing but then Bruce went to make amends with Brody and wanted to buy a gun but Kris said no then Khloe came in and hired a private investigator to investigate her late father's wife and then Kris said "press charges"...it is all blur...I lost at least a million brain cells watching the Kardashians alone. Then I went onto Real Housewives of New Jersey AND the brain cell killer of them all...Real Housewives of Orange County.  Help me please.  Help.   TE come home from China and save me from this.  Mom, sis DS...you could step in here too and intervene.  And where is best of friend AM when I need her.  Someone take me to a play, the museum, the opera, a library, a park, out to dinner...anywhere.  Save me from reality t.v.  Help.

Uhmmm...so it is Monday and maybe I should consider moving to New York!  Just kidding.  Well maybe...no just kidding...maybe?  No no no...just kidding...well...well...maybe?

In all seriousness (sort of) ...I have found a house though that could make me leave my little tiny cottage in the Hollywood Hills for the Big Apple.

Just one thing is holding me back...I'd need to find millions of dollars to snap up this real estate listing.

Here it is.  A little old $20 million dollar, 7200 square foot triplex with 6 bedrooms, 5 full baths, 2 partial baths in the West Village.  This darling home is list listed by Sotheby's International Realty.  The home is located on the brick lined Horatio Street.  This historic townhouse was originally built in 1870 and then in 2012 it got a total makeover and was completely gutted and modernized.

BEFORE & AFTER: A D.C. TOWNHOUSE TRANSFORMATION!

Here's a never before seen BEFORE & AFTER look at a home featured in the May issue of House Beautiful magazine!

The "after" was created by Los Angeles designer Hillary Thomas of Hillary Thomas Designs, New York designer Jeff Lincoln and architectural firm Franck & Lohsen Architects in a bi coastal collaboration on a multi million dollar 1960's townhouse in Washington D.C.

House Beautiful did a lovely story on the completed project after the designers took to it.  But, here on COCOCOZY, for the first time, you can see what the home looked like before it was remodeled, re-designed and re-imagined by the design and architecture team.

The newly envisioned home now features design touches that makes each room stand out - including golden wallpaper, painted ceilings, Murano glass pendant lights, colorful tile and so much more.

It has been ages and ages since I've done a post showing pre-remodel vs. post. So today, I'm happy to bring you this BEFORE & AFTER!

P.P.S.  Design Non Sequitur - Was chatting with my neighbor JH when I got from home from work last night.  Someone drove by us and JH waved and yelled "Hi Beverly".  I said, "Who's that?".  Our tiny street is a dead end and there are just a few dozen houses on our street so I wanted to know who was driving down our little trail.  JH said, "Don't you know?  That's Beverly.  Beverly Hill.  She's lived on the street forever."  Apparently I have a neighbor named Beverly Hill!  Couldn't Google her because only thing that came up was information on the city Beverly Hills.  Then JH went onto say, "I used to know a woman named Holly Wood too.".  Hmmm...
